Land Title DeedsThere are two types of land titles in Thailand over which registerable right of ownership can exist. These are Chanote and Nor Sor Sam Gor. These are the only types of land title that a careful foreign investor should consider.
CHANOTE Land held under Chanotes are issued by the Thai Land Department and are accurately surveyed and GPS plotted in relation to a national survey grid and marked by unique "numbered" marker posts set in the ground.
NOR SOR SAM GOR When scouting around expect to find many land documents in the form of Nor Sor Sam or Nor Sor Sam Gor which are in the strictest interpretation of the law, certificates of land utilization. The newer Nor Sor Sam Gor is in general a much more accurately surveyed title as each plot is crossed referenced to a master survey of the area and a corresponding aerial photograph. This title, though still measured fairly accurately, is less accurately measured than Chanote. ALSO, NOR SOR SAM Nor Sor Sam, the predecessor to Nor Sor Sam Gor, has boundaries only recorded with relation to neighboring plots and survey errors of up to 20% are not uncommon. Nor Sor Sam titles also need 30 days advance public notice before any change of ownership.
